Design-build is an integrated project delivery method that combines the design process and the construction process into a single contract.

Among the many advantages of design-build are: single source responsibility; total budget control; schedule efficiency; flexibility to react to immediate design and construction issues; and reduced overall project costs. The Gateway Construction design-build team will include the services of an architectural and/or engineering design firm and in some instances will select specialty contractors in the fields of electrical, plumbing, HVAC and fire protection, who will in turn supply designs for their particular specialties. Combining these various services under a single contract greatly increases project efficiency and value through lower cost and faster project delivery.

This collaborative method of project delivery combines all the elements of general contracting, construction management and design to control budget and schedule-all through Gateway Construction.

Design-build services can be procured on a fixed price, guaranteed maximum price or fee basis, depending on the owner's needs.

The time has finally come for me to focus on activities that are non-work related. Our land development services take into account all of the project's infrastructure needs, including roads, bridges, sewer water management, storm water control, drainage systems, driveways, parking lots, gas, electric, and cable TV. In the planning and implementation we consider the environmental and geotechnical conditions unique to the site, and ensure that zoning requirements are met and all necessary permits properly secured.



Our professional design and space planning services include designing the layout of interior office space, room arrangement, furniture placement, wall and floor coverings, and types of finishes. Our professional interior designer studies the needs and wishes of each client to design an aesthetically pleasing space that meets all of the requirements for the organization. We often redesign and remodel existing spaces to better facilitate efficient space utilization. In all of our work we are sure to stay in compliance with all building codes, and in renovation planning we ensure that the design will bring the space up to code, meeting the requirements of the ADA (American Disabilities Act).

Once the project is complete we create an "As Built" book, notating any changes made during the construction phase of the project and making the changes to our digital layouts. In this way we maintain accurate drawings of the actual construction.

Our interior designer has a four year Bachelor of Arts degree in Interior Design, and is certified through the NCIDQ (National Certification for Interior Design Qualification).

Our project planning services also includes assurance of worker safety and compliance with zoning requirements.



Considered a professional service, very much like architecture, accounting, or legal services, the Construction Manager is usually selected on the basis of qualifications with respect to personnel, experience, and past performance on similar projects. Gateway Construction has an excellent history of developing realistic and accurate estimates, and works closely with subcontractors to establish solid estimates for all work done on the project.

Gateway Construction will work closely with the owner, engineer, and/or architect to develop a project plan that considers all elements of the project such as site conditions, available utilities, foundations, structural systems, and mechanical and electrical requirements.



Gateway Construction employs competent and experienced superintendents to manage projects and provide on-site supervision for our construction crews. Our superintendents oversee the day-to-day activities of each project, making certain that all aspects of the project are coordinated, and provide direct supervision to our own work crews. Our crews are involved in everything from new carpentry, renovations of existing structures, metalwork, concrete, roofing, and many other services.
